There have been loads of highly publicised games that have turned out to be rather disappointing, or others that have received unjustly bland reviews. My biggest disappointments and surprises were:

Number one most overrated: Pro Evolution Soccer 5
Number one most underrated: SSX: On Tour

I just noticed that they're both sports games, to an extent.

What were you're biggest surprises?

tony hawks project 8 - thought it would be good but doesnt seem to have many new levels.

overrated: resistance: fall of man (ps3)
underrated: tokyo extreme racer zero (ps2)
overrated: world of warcraft
underrated: guild wars

overrated: wow!!!!!!!!!
underrated: gran turismo
underrated: SSX3 this game is my most played one after gran turimo 3 and 4
